Pressure washing, power washing, and soft washing get used as if they mean the same thing. They don't. What soft washing actually is (and why it's not just 'low pressure')

Soft washing is often described as low-pressure washing, but that undersells it. The defining feature isn't the gentle pressure; it's the cleaning solution. A soft-wash mix combines surfactants, which help the solution cling and lift dirt, with a controlled dose of sodium hypochlorite where organic growth is present. Applied at roughly garden-hose pressure, it is allowed to dwell for several minutes and then rinsed. The chemistry does the cleaning; the water only carries and rinses it.

This matters because most of what discolors a New England exterior is alive. The black streaks on north-facing asphalt roofs are Gloeocapsa magma, a hardy blue-green cyanobacteria that feeds on the limestone filler in the shingles. How to match the method to the surface

The right question is never 'pressure or soft?' in the abstract. It is 'what am I cleaning?' Here is how the surfaces on a typical home break down.

Soft wash only: asphalt, tile, or metal roofs; vinyl, aluminum, wood, and fiber-cement siding; stucco and EIFS; painted trim; wood and composite decks and fences; and screened enclosures. These surfaces are either too delicate to take high pressure or too porous to keep water out of, so they get low pressure and the right solution every time.

Pressure or power washing: durable, non-porous hardscape such as poured concrete driveways, sidewalks, garage floors, and many patios and retaining walls. Pavers and natural stone sit in between; they tolerate pressure but need care around joint sand and softer stone.
