The Exterior Surface Cleaning Guide: Method by Material

The short answer
Match the method to the material. Soft wash roofs, vinyl and wood siding, stucco, and older brick, using low pressure and a cleaning solution that kills organics at the root. Use controlled pressure only on durable hardscape like concrete, and joint-safe technique on pavers. The surface determines the method, not the other way around, and when a material could go either way the gentler choice is almost always right.
The one rule that governs every surface: the material decides the method
Exterior cleaning goes wrong in one predictable way: someone picks a tool first and then points it at whatever needs cleaning. The right order is the reverse. Look at the material, understand how it fails, and let that choose the method. Nearly every expensive mistake in this trade, from stripped shingles to water trapped behind siding to blown-out mortar joints, comes from using force on a surface that needed chemistry instead.
There are really two families of method. Soft washing applies water at very low pressure, roughly the force of a garden hose or a hard rain, and lets a biodegradable cleaning solution do the work. A controlled dose of sodium hypochlorite oxidizes and kills algae, mold, mildew, moss, and lichen at the cellular level, while a surfactant breaks the water's surface tension so the mix clings to vertical and sloped surfaces long enough to finish the job. Because the cleaning is chemical rather than mechanical, it kills organisms at the root instead of just rinsing the surface, which is why a properly soft-washed surface stays clean far longer than one that was simply blasted. Pressure washing is the other family: unheated water driven at high force to physically lift staining off surfaces tough enough to take it.
On a typical Western Massachusetts home, the surfaces that would be harmed by high pressure outnumber the ones that need it. Cedar clapboard, painted trim, asphalt shingle, stucco, and antique brick all belong to the gentle side; concrete and durable hardscape are the exceptions. That is why our whole approach leads with soft washing. What follows is a surface-by-surface reference: read the section for the material you have, and the method follows from it.
Vinyl siding
Vinyl is the most common siding in the Connecticut River valley, and it is best cleaned by soft washing rather than pressure. The first thing most homeowners notice is a green or gray film on the north and east walls, the sides that get the least sun and stay damp the longest under our heavy tree canopy. That film is algae and mildew feeding on shade and moisture, and rinsing it off with water alone leaves the organism behind to return within weeks. A soft-wash solution kills it at the root, which is what makes the results last through a season.
The hidden risk with vinyl is water intrusion. Siding panels overlap and open downward, so spraying upward at high pressure drives water up behind the panels and into the wall cavity, where it can feed mold you never see. Soft washing avoids this because it works with low pressure and a downward-angled application. There is a second consideration on older vinyl: oxidation. Sun exposure over many years breaks down the surface into a chalky residue that rubs off white on your hand, and aggressive pressure can worsen the streaky look of an oxidized panel, so those surfaces are spot-tested and handled gently.
Cleaned this way, vinyl comes back to an even tone without etching, chalking, or moisture forced where it does not belong. In most of Hampden County, a soft wash every couple of years keeps vinyl ahead of the algae rather than letting it dig in.
Wood and cedar siding
Wood siding, whether natural cedar shingle, clapboard, or painted board, is a soft-wash surface, and pressure is genuinely dangerous to it. Wood grain is soft and porous. High-pressure water furs up the fibers, gouges the softer growth rings, and drives moisture deep into a material that then holds it, feeding rot instead of preventing it. What looks clean on day one can splinter, gray, and fail early. A low-pressure application with a wood-appropriate solution lifts the algae and gray weathering without tearing the surface.
Painted and stained wood adds another wrinkle. The coating is doing the protecting, and the goal is to clean it without stripping it. Every painted or aged wood surface gets a spot test in an inconspicuous area first, so the solution strength and technique are dialed in before the whole wall is touched. On natural cedar, gentle cleaning restores the warm tone and, when a homeowner plans to re-stain or seal, gives the wood a clean, sound surface to accept the new finish.
This matters more here than in many regions. Older Longmeadow and Hampden County homes carry a lot of original and historic woodwork, and shaded, tree-lined lots keep those north walls damp for much of the year. Treated gently, that wood cleans up beautifully and lasts; treated with a pressure washer, it is one of the easiest surfaces on the whole house to ruin.
Fiber cement and engineered siding
Fiber cement siding, the kind sold under brand names like HardiePlank, is tougher than wood but is still a soft-wash surface, not a pressure-wash one. The board itself resists rot and insects, but the finish on it is a factory-applied coating, and the manufacturers are clear that harsh, high-pressure cleaning can damage that coating and the caulked seams that keep water out. Most of these products call for cleaning with low pressure and a soft brush or cloth, which is exactly what a professional soft wash delivers at scale.
The failure points on fiber cement are the joints and the coating rather than the body of the plank. Blasting at high pressure can force water into the seams and behind the boards and can dull or streak the finish. Because the material holds up well otherwise, homeowners sometimes assume it can take a beating, and that assumption is where the finish gets damaged. Engineered and composite trim boards follow the same logic: durable core, vulnerable surface. A soft wash clears the algae and grime and leaves the coating and the seams intact.
Asphalt shingle roofs
Asphalt shingle roofs are soft-wash only, and this is the surface where the rule matters most. Those dark streaks running down so many New England roofs are not dirt and will not blast off. They are a living blue-green cyanobacteria, Gloeocapsa magma, which the Asphalt Roofing Manufacturers Association identifies as the most common organism behind roof discoloration. Airborne spores settle on the shingles and feed on the limestone and calcium-carbonate filler that gives asphalt shingles their weight. As the colony grows it forms a dark, UV-protective sheath, and that dark layer, pulled downward by gravity over time, is the streak you see from the street. Moss and lichen often join it on the shaded, north-facing slopes common under our tree canopy.
High pressure is the wrong answer for two reasons. It does not solve the problem, because blasting shears off the visible layer while the organism stays rooted in the shingle and the streaks return. And it does real harm: shingles are protected by a layer of mineral granules, and a pressure washer strips those granules away, exposing the asphalt beneath, shortening the roof's life, and potentially voiding the shingle warranty. ARMA is blunt about this, advising homeowners not to use a power washer or any brush or broom on shingles because high-pressure systems are likely to damage asphalt roofing.
The industry-endorsed method is soft washing: a low-pressure application of a diluted sodium hypochlorite solution, which ARMA describes as household bleach and water, allowed to dwell for at least fifteen and no more than twenty minutes and then gently rinsed. This kills the algae at the source instead of scraping at the symptom, restoring the roof's appearance while leaving the granules in place. Results are restored rather than permanent, since new spores are always in the air, but the regrowth is slowed and periodic maintenance keeps it in check. Because a wet roof is slippery and the work is done at height, ARMA itself encourages using professionals, and we only ever soft wash a roof, never pressure wash it.
Metal, slate, and tile roofs
Metal roofs are also cleaned by soft washing, not pressure. Standing-seam and metal-panel roofs carry a protective factory finish, and high-pressure water can work at the seams and fasteners and mar the coating. Low-pressure chemistry clears the algae, lichen, and oxidation staining that collect on shaded metal slopes without stressing the panels or their sealed joints. The same logic that protects a shingle roof protects the finish on a metal one.
Slate and clay tile are durable but brittle, and they present a different hazard: the tiles themselves crack and the underlayment and flashing can be disturbed by foot traffic and force. These roofs are soft washed, and much of the skill is in accessing them safely without walking the field of tile. Across roofing materials the through-line is the same: the roof is one of the most expensive surfaces on the house and one of the least tolerant of high pressure, so gentle, chemistry-led cleaning is the standard.
Brick and masonry
Brick is hard, so homeowners assume it welcomes pressure. The brick usually can take it; the mortar between it often cannot, and on older homes the mortar is the whole ballgame. Historic and antique masonry was laid with soft, lime-based mortar that is deliberately softer than the brick, and high pressure blows it out of the joints, roughens the brick face, and forces water deep into the wall. Because so much of the housing stock in older Hampden County neighborhoods is genuinely old, this is a common and avoidable form of damage. Brick and masonry are cleaned with low pressure and a mortar-safe approach that protects the joints.
Two problems on brick are easy to confuse. Green and black growth is organic, the same algae and mildew found on siding, and it responds to a soft-wash solution. The white, powdery haze that blooms on brick is different: it is efflorescence, mineral salts that dissolve inside the masonry, migrate to the surface with moisture, and crystallize as the water evaporates. Efflorescence is a moisture signal, not just a stain, and blasting it with a pressure washer is exactly the wrong move because it drives more water into the brick and can feed the very cycle producing the salts. It is addressed with the correct low-pressure cleaning approach, and persistent efflorescence is worth investigating as a drainage or moisture issue.
Our freeze-thaw winters raise the stakes. Water that a pressure washer forces into porous brick and mortar can freeze, expand, and spall the masonry from the inside, and salts trapped in the pores accelerate that damage. Cleaning masonry gently, and not saturating it going into a cold snap, protects the wall rather than quietly setting up next winter's cracks.
Stucco and EIFS
Stucco and synthetic stucco systems, known as EIFS, are soft-wash surfaces. Traditional stucco is a cement-based coating that is hard but porous and prone to hairline cracking, and high-pressure water can chip it, widen those cracks, and drive moisture into the wall behind it. EIFS is even more sensitive: it is essentially a foam-and-coating system, and pressure can dent or breach it and let water into a cladding that is difficult to dry out. Both clean up well with a low-pressure application that lets the solution lift the algae and staining that thrive in stucco's texture.
Texture is the practical challenge with stucco. Its rough, absorbent surface gives algae and mildew plenty of footholds and holds dirt in ways smooth siding does not, so the dwell time and even coverage of a soft wash do more than any amount of force could. The goal is to clean the surface without opening it up, which is what gentle chemistry is built to do.
Concrete: driveways, walkways, and patios
Concrete is where controlled pressure finally earns its keep. Poured concrete driveways, walkways, garage aprons, and pool decks are durable enough to take real force, and they often need it, because organic staining, tire marks, and years of ground-in grime sit in a porous surface that a light rinse will not touch. A professional flat-surface cleaner, a rotating spray bar enclosed in a housing, is the tool of choice here: it delivers even pressure across the slab and produces clean, streak-free results without the zebra-striping that a handheld wand leaves when an operator moves inconsistently.
Even on concrete, condition governs pressure. Old, spalling, or flaking concrete, air-entrained slabs that have started to surface-fail, or decorative and stamped concrete with a coating all call for a gentler touch than a sound, modern driveway. Too much pressure on tired concrete etches lines into it and can accelerate the surface breakdown that our freeze-thaw cycle already drives. For organic staining specifically, a soft-wash pre-treatment often does more than raw pressure, killing the algae and mildew in the pores so the surface stays clean longer instead of greening up again in a season.
One caution particular to our climate: concrete that has been saturated and cleaned should be allowed to dry before a hard freeze, because water sitting in the pores is what freeze-thaw turns into surface damage. Timing the work for the right stretch of weather is part of doing it well here in the valley.
Pavers, natural stone, and hardscape
Concrete pavers and segmental hardscape are durable, but they hold together in a way poured concrete does not: the joints between them are filled with sand that locks the field of pavers into place. Blast that joint sand out with careless high pressure and you loosen the whole surface, invite weeds and ant activity, and create trip hazards. Pavers are cleaned with joint-safe technique that clears the surface without stripping the joints, and after cleaning they frequently need to be re-sanded, often with polymeric jointing sand, to restore the lock and lengthen the life of the installation. That re-sanding step is part of the job, not an afterthought.
Natural stone, bluestone, granite, fieldstone, and flagstone common on New England walkways and patios, ranges widely in hardness and porosity, so it is matched to method case by case. Softer, more porous stone and any stone with tight or lime-based joints is treated more like masonry, with lower pressure and appropriate chemistry, while dense, sound stone can take more. Sealed stone and pavers add another consideration, since aggressive cleaning can strip a sealer that then needs replacing. Reading the specific hardscape in front of you, rather than assuming all stone is bulletproof, is what separates a clean patio from a damaged one.
Wood and composite decks and fences
Wood decks and fences need wood-safe low pressure, and they are among the easiest surfaces to damage with a pressure washer. Deck boards are softwood, usually pressure-treated pine or cedar, and too much force furs up the grain, carves lines into the softer wood between the growth rings, and leaves a fuzzy, damaged surface that then weathers and splinters faster than if it had been left alone. Cleaned correctly, at low pressure with a wood-appropriate solution, a deck comes back to its natural tone and, critically, is left with a sound surface ready to accept stain or sealer. Cleaning is the prep step that makes a re-seal actually adhere.
Composite and PVC decking is a different material with a different failure mode. It will not splinter, but its capped surface can be scratched and dulled by high pressure, and many composite manufacturers specifically warn against aggressive pressure washing. Composite is cleaned with a solution that clears the algae and grime, which tend to colonize the shaded, textured surface, without leaving a film or a haze behind. Vinyl and aluminum fencing follow the same soft-wash logic. Across all of these, the pattern holds: gentle chemistry and restraint protect the surface, while force damages it in ways that only show up later.
A quick reference, and where DIY goes wrong
Pulled together, the map is simple. Soft wash the roof, whatever it is made of, all siding including vinyl, wood, and fiber cement, stucco and EIFS, brick and older masonry, and wood, composite, and vinyl fencing and decking. Use controlled pressure on sound poured concrete and durable hardscape, with joint-safe technique on pavers and case-by-case judgment on natural stone. When a surface could plausibly go either way, the gentler method is the safer bet, because damage from too little pressure is rare while damage from too much is common and often not reversible.
The DIY hazards cluster in a few places. Rented pressure washers hand a homeowner professional-grade force with no training in when not to use it, and the most frequent casualties are roofs, wood, and old mortar, exactly the surfaces that most needed chemistry instead. Sodium hypochlorite is effective but has to be handled responsibly, with landscaping pre-wetted and rinsed and the mix proportioned correctly, and getting that wrong can burn plants or leave streaks. Ladder and roof work adds real fall risk that the manufacturers themselves flag. None of this means a homeowner cannot clean a patio, but it does mean the highest-value surfaces on the house are the ones where method mistakes cost the most.
